BEVERLY — Planning Board approves Cross Lane minor subdivision with conditions on street width. The board voted unanimously to endorse Merrill Nearis's preliminary plan to create two additional residential parcels on a 1.84-acre R22-zoned lot served by a private road with a hammerhead turnaround. Applicant representative Bob Griffin outlined stormwater management and utility provisions, including approximately 5,000 cubic yards of imported fill to establish proper grades.

The board found the hammerhead turn acceptable and directed the applicant to seek Beverly Fire Protection Office approval before reducing the proposed street pavement or right-of-way width. The board also tabled Planning Board officer elections to March 10.
